Despite their name, flat roofs do have a very low slope or pitch. While they tend to be more common on large commercial buildings, they do have some residential appeal as well. Gutterman Services puts a minimum 10-year warranty on all flat/low slope roofing systems.
Pros Of
Flat Roofing:
- Aesthetics – a house with mismatched roof pitches can be an eyesore
- Convenience – easier to put an HVAC unit on top of a commercial building rather than in a high traffic area
- Can offer a “living level” – an extra space for recreational or garden use
Cons Of
Flat Roofing:
- More prone to leaks
- Prone to standing water/snow
- Harder to insulate
3 Main Materials Used To
Make Membrane Flat Roof Systems:
EPDM rubber: Least expensive option, but tends to absorb heat.
TPO/heat welded vinyl: Most energy efficient (readily available in white + gray), welded seams add more durability than EPDM.
Modified asphalt: As a multi-ply layered material, it stands up to sharp objects and collisions better than EPDM and TPO. It is less energy efficient than TPO and harder to install than its single-ply relatives.
